Commercial real estate buildings are becoming more connected as greater bandwidth needs escalate for tenants. Buildings need to stay ahead of the connectivity curve to properly support, retain and attract new tenants.
When it comes time for an office move, tenants need tools to choose the right building and connectivity. Knowing which Providers have on-net facilities for fiber, coax and/or wireless is as critical as the location. After establishing your building choice, understanding the services each Provider can offer will ultimately lead you to make the Smart choice from the beginning.

1. Know the Provider’s product capabilities.
We understand every company has a budget and is looking for connectivity at the best pricing possible. Know the benefits and limitations for the service, for your needs now and in the future. Things to consider: upload/download speeds, shared vs. dedicated, bandwidth “guarantees”, Service Levels, session limits.
2. Know the Provider’s installation timeframes.
Some tenants order connectivity and it’s 2 months to get their services up and running. Others may delay decisions and need service in 10-15 days for their move. Many even order from a Provider who doesn’t have facilities in their building! The good news is that as more Providers enter and invest in their infrastructure inside commercial real estate, installation timeframes have gone down. In some cases, to just days. Leverage better knowledge and avoid installation disasters.
3. Know the Provider’s ability to upgrade speed.
If you correctly order fiber with the future in mind, upgrading is not an issue and in some cases can be done almost immediately. On the flipside, if the circuit wasn’t provisioned for growth, it could take 6 weeks or more to change. Additional installation and monthly recurring costs due to new connections being established and extended is also a concern. Understand what you order to avoid delays down the road.
